Mold Remediation & Removal in Calgary

Mould after a leak, flood or sewer backup needs more than bleach. DKI Calgary provides mould remediation and removal across Calgary: we find the moisture source, contain the area, remove the mould safely and work with your insurer from inspection to rebuild.

Mold & Mildew Remediation

Mildew is surface growth, usually on tile grout, caulking or window sills, and it often wipes away. Mould is different. It roots into porous materials like drywall, insulation, carpet underlay and wood framing, and it often spreads where you can’t see it, inside wall cavities or under flooring. Once mould has grown into a material, surface cleaning won’t remove it, and bleach may lighten the stain without dealing with the growth inside.

Our remediation follows the IICRC S520 standard for mould. We isolate the affected area so spores don’t travel to the rest of your home, run HEPA air filtration and physically remove mould-damaged materials instead of just treating the surface. Salvageable framing and surfaces are HEPA-vacuumed, cleaned and treated, then the space is dried and checked before anything is closed back up.

Mould keeps coming back as long as the moisture does, so we start by finding the source: a slow leak, a past flood, poor ventilation or winter condensation. Once remediation is done, our in-house rebuild team replaces drywall, insulation and flooring, and our contents restoration team cleans and deodorizes affected furniture, clothing and belongings. One project manager runs the whole job, from disaster to done.

Our mould remediation services include:

Mould inspection and air sampling

Mould Inspection & Testing After Water Damage in Calgary

The mould you can see is usually the smaller part of the problem. After a basement flood or an unnoticed leak, growth tends to start behind baseboards, under laminate and on the back of drywall, often sooner than people expect. Our timeline shows how fast mould grows after water damage. Dark patches on drywall that stayed wet for weeks may be what people call black mould, but colour alone doesn’t tell you the type or how far it has spread.

Our team includes a project manager certified in mould inspection. We trace moisture with meters, open suspect areas carefully and take air or surface samples when lab results will change the plan. In homes built before about 1990, the drywall mud, ceilings or flooring we need to remove may contain asbestos, so we test before cutting. If asbestos is found, we handle that too, with asbestos testing and removal under the same project manager.

Signs you may need a mould inspection:

N

A musty smell that lingers, especially in the basement

N

Stains or discolouration on walls, ceilings or window frames

N

A leak or flood that wasn’t dried out properly

N

Peeling paint, warped baseboards or lifting flooring

N

Frost or dark staining on attic sheathing in winter

Available 24/7 Every Single Day

Why Mould Shows Up in Calgary Homes

Calgary’s air is dry for most of the year, so mould here almost always traces back to a specific water problem rather than general humidity. Basement floods, sewer backups and seepage during spring melt are the most common starting points, especially in finished basements where drywall and carpet sit against concrete. If your basement has flooded before, our guide on how to prevent basement flooding in Calgary is worth a read.

Winter brings its own risks. Chinooks swing temperatures above and below freezing within days, and those freeze–thaw cycles create ice dams in Calgary that push meltwater under shingles and into ceilings. Warm, moist indoor air leaking into a cold attic can leave frost on the sheathing that melts and soaks the insulation when the weather turns. Condensation on windows during cold snaps feeds mould on sills and frames, particularly in older homes.

Summer adds hail and heavy rain, which can damage roofs and siding and let water into walls without obvious signs inside. Add slow plumbing leaks under sinks, behind dishwashers and around hot water tanks, plus bathrooms and basement suites without proper exhaust fans, and you have what mould needs to grow: moisture, a food source like drywall paper, and time.

Where we find mould in Calgary homes most often:

N

Finished basements after floods, sewer backups or spring seepage

N

Attics with winter frost build-up or ice dam leaks

N

Behind drywall and under flooring after slow plumbing leaks

N

Bathrooms and basement suites without proper exhaust ventilation

N

Window frames and exterior walls with ongoing winter condensation

What Happens During Mould Remediation

Most mould jobs start with a call about a smell, a stain or a recent leak. We’ll ask what you’re seeing and how long it’s been there, then book an inspection. Until we arrive, avoid scrubbing, sanding or spraying the growth, keep the area closed off where you can, and turn off fans that move air through the space.

What our crew does on a mould remediation job:

N

Inspect, take moisture readings and find the water source

N

Seal off the area and set up HEPA air filtration

N

Remove mould-damaged drywall, insulation and flooring in sealed bags

N

HEPA-vacuum, clean and apply antimicrobial treatment to remaining surfaces

N

Dry the structure, confirm the results and start repairs

Our project managers hold IICRC AMRT (Applied Microbial Remediation Technician) certification and follow the IICRC S520 standard. We photograph and document every stage for your insurance adjuster, and because our rebuild team is in-house, the same project manager takes you from remediation through finished repairs.

Frequently Asked Questions – Mould Remediation in Calgary

How much does mold removal cost in Calgary?

Typical ranges from our Calgary guide are $800 to $1,500 for a small bathroom patch of about 10 square feet, $2,500 to $5,000 for 30 to 50 square feet of basement wall, $8,000 to $15,000 or more for a full attic and $15,000 to $30,000 or more for whole-house mould after flooding. Every job is quoted after an inspection. Our mould remediation cost guide for Calgary explains what drives the price.

Does home insurance cover mould remediation in Calgary?

It often does when the mould comes from a sudden, accidental event your policy covers, like a burst pipe or an appliance leak caught quickly. Mould from long-term leaks, ongoing humidity or maintenance issues is usually excluded. Coverage depends on your policy, so check with your insurer before work starts. When it is part of a claim, we work directly with your adjuster and document both the damage and the work.

How long does mould remediation take?

Small jobs, like a patch in a bathroom, can often be done in a day. Larger projects, such as a finished basement or an attic, usually take several days to a week or more. If the area is still wet, drying adds time, and repairs to drywall, insulation and flooring follow once the space is clear. We’ll give you a realistic schedule after the inspection.

Is black mold dangerous, and how do you remove it?

“Black mould” usually refers to Stachybotrys chartarum, which grows on drywall and other materials that stay wet for a long time. Colour alone doesn’t confirm the type, and any mould growing indoors should be removed, whatever its colour. We handle it the same way: containment, HEPA filtration and removal of affected materials. If you have health concerns, speak with your doctor. Our article on whether mould is dangerous covers more.

Do I need to leave my home during mould remediation?

Usually not. We seal the work area with containment and run HEPA air filtration, so most families stay home while we work in a basement, bathroom or attic. Temporary relocation may make sense for large jobs, when asbestos is involved, or when someone in the home has breathing problems. If the work is part of an insurance claim, ask your insurer whether additional living expenses are covered.

What should I do about mould after a basement flood in Calgary?

Move quickly. Wet drywall, carpet and underlay can start growing mould within a day or two, so stop the water if it’s safe, photograph the damage, call your insurer and get professional drying started. Sewer backup water is contaminated, and porous materials it touches usually need to be removed. Our guide to what to throw out after a basement flood helps you decide what stays.
