Insurance Reconstruction in Calgary: One Team From Mitigation to Rebuild
On many insurance claims, one company dries out the house and a different contractor is brought in to put it back together. That hand-off can add delays while a new crew re-measures the damage and re-prices the work. With DKI Calgary there is no hand-off. The team behind your water damage restoration in Calgary stays on through reconstruction, so the photos, moisture readings and demolition notes from day one carry straight into your repair plan.
Character houses in Hillhurst, Sunnyside and Mount Royal often have plaster walls and original trim, while homes built from the 1960s onward commonly have stipple or knock-down ceilings. Repairs have to blend in with what is left. Robert Ruediger’s Google review mentions the knock-down stipple our contractors completed on his main-floor and basement ceilings after a toilet leak. In homes built before about 1990, we sample textured ceilings first through our asbestos testing and abatement service.
After a sewer backup or overland flood, a finished basement is often opened to the studs. That is a natural point to decide whether to rebuild the space as it was or change the layout, with any changes beyond the approved scope usually paid by you. When the work involves structural, electrical, plumbing or gas changes, a City of Calgary building or trade permit may be required, and we apply for it as part of the job. Airdrie, Cochrane, Chestermere and Rocky View County issue their own permits.
Reconstruction we take on across Calgary and area:
Basement rebuilds after sewer backups and overland flooding
Structural and interior rebuilds after kitchen and house fires
Drywall, ceiling and flooring repairs after burst pipes and ice dams
Roofing, siding, eavestrough and window replacement after hail
Condo suite and common-area repairs in multi-storey buildings
What Happens During Reconstruction, From Estimate to Final Walkthrough
Repairs begin once the structure is dry or cleaned and the scope of work is agreed between DKI Calgary and your insurer. In most cases, our estimate is ready within five days of receiving that scope. You sign an authorization form and pay your deductible before repairs are scheduled. Our guide on how to file a property insurance claim covers the steps leading up to this.
How your rebuild moves from approval to handover:
Repair scope agreed with your adjuster and priced in Xactimate
Permits, materials and trades booked, with a schedule you can plan around
Finishes matched to the original, from trim profiles to ceiling texture
Progress checks by your project manager or our Quality Control team
Final walkthrough, site cleanup and your sign-off on the completion certificate
Signing the completion certificate confirms the repairs were finished to your satisfaction, and both DKI Calgary and your insurer need it before the file can close. Want extras such as new flooring or a larger window? Ask early. Additional work is quoted separately, with a 50% deposit before it starts and the balance on completion.
Related Services & Guides
Reconstruction is the last stage of most claims, so it helps to know what came before it. These pages explain how DKI Calgary handles the emergency side of water, fire, storm and hail losses, along with practical guides on insurance claims, asbestos in older homes and what to expect while your property is being restored.
Frequently Asked Questions – Rebuild & Reconstruction in Calgary
How long does reconstruction take after water or fire damage?
It depends on how much was removed, insurer approval, permits and material lead times. Replacing drywall and flooring in one basement room can be fairly quick, while a fire damage restoration job that involves structural repairs and smoke-damaged framing usually takes much longer. Once the scope is approved and materials are ordered, your project manager gives you a working schedule and updates it if anything changes.
Can one insurance restoration contractor handle both the cleanup and the rebuild?
Yes. DKI Calgary handles emergency mitigation, demolition and reconstruction as one job, so you are not hiring a second contractor partway through the claim. After a windstorm, for example, that can mean tarping a roof or boarding a broken window on day one, then replacing roofing and siding once the claim is approved. Our permanent staff and subcontractors are licensed and insured. Learn more about our storm damage restoration in Calgary.
Do I need a building permit to rebuild after an insurance claim in Calgary?
Sometimes. Like-for-like cosmetic repairs, such as new drywall, paint or flooring, often don’t need a permit, while structural repairs, basement development and electrical, plumbing or gas work generally do. The City of Calgary decides what applies to your project, and nearby municipalities such as Airdrie, Cochrane and Rocky View County set their own rules. When a permit is needed, we apply for it and book the required inspections as part of your rebuild.
Can you match the stipple or knock-down texture on my ceilings?
In most cases, yes. Matching existing finishes is a normal part of our rebuilds, including stipple and knock-down ceilings, textured walls and older trim. Where a patch would stand out, the cleaner result is often re-texturing the whole ceiling, and your project manager will discuss that option with you and the adjuster. In homes built before about 1990, we test popcorn and stipple ceilings for asbestos before they are disturbed.
Can I add upgrades or other renovations during my insurance rebuild?
Yes, as long as you ask early enough to fit the work into the restoration schedule. Insurance usually pays to restore what was there, so upgrades such as better flooring or an added bathroom are quoted separately. Additional work needs a 50% deposit before it starts, with the balance due on completion. For liability reasons, another contractor can’t work on the site during the restoration without DKI Calgary’s permission.
Do you repair roofs, siding and windows after hail in Calgary?
Yes. Calgary sits in hail alley, and summer storms regularly damage shingles, siding, eavestroughs and windows. Our HAAG-certified estimators inspect and document roof damage for your insurer, and our crews complete the repairs. After the August 5, 2024 hailstorm, we used drones and AI-assisted reporting to inspect hundreds of roofs a week. See our page on hail damage repair in Calgary.
