Large Loss Rebuild

At DKI Calgary our Reconstruction team’s primary goal is to return a damaged property back to pre-loss condition… quickly and efficiently. To do this the process is split into three phases:

Repair Estimates and Approvals: we schedule an appointment for our Large Loss Project Manager and appropriate sub-trades (if necessary) to view damages, take photos and compile information needed to prepare a comprehensive estimate for you and your insurance company.

Project Preparation: after the estimate is approved, your Project Manager will contact you to schedule a walk-through of the property with our key staff and trades and discuss any questions you may have.

Actual Reconstruction: review the reconstruction timeline and anticipated completion. Your insurance company and their adjuster will be informed and kept updated as required. Your DKI Calgary Project Manager will assist you through the whole process and alert you to what is needed to keep the project on time.

Our main goal is to provide the highest quality service with our specially trained staff to respond to your unique situation. It is through the cooperative efforts of everyone involved: you, your insurance adjuster, and our Project Manager, that DKI Calgary will quickly, efficiently and professionally restore your property and contents.

Large Loss Restoration in Calgary: Catastrophes, High-Rises and Multi-Unit Buildings

Calgary’s biggest losses tend to arrive all at once. The June 2013 flood on the Bow and Elbow rivers and the August 5, 2024 hailstorm each damaged thousands of properties at the same time, and the city’s place in hail alley keeps severe summer storms a regular risk. After the 2024 storm, DKI Calgary received roughly 100 new claim assignments a day for several weeks, as our August 2024 Calgary hailstorm case study explains.

Water in a high-rise or multi-unit building rarely stays in one suite. A failed supply line, a sprinkler pipe that freezes during a cold snap, or an ice dam after a chinook can send water through ceilings, shared walls and service shafts to several floors below. Each affected unit needs its own moisture readings and access plan, and costs may need to be divided between the condo corporation and individual owners, as our guide to condo water damage in Calgary outlines.

Drying a large structure is its own discipline. Concrete slabs, steel studs, multiple storeys and wide open floor plates hold moisture differently from a house, so dehumidification, air movement and temporary heat have to be placed and adjusted with care, and readings tracked through the job. Colin Mcmullen, a project manager on our Commercial & Complex team, holds IICRC Master-level credentials in Water and Fire & Smoke restoration along with Applied Structural Drying.

Large and complex losses our team manages in Calgary and area:

N

Hail and windstorm damage across roofs, siding and multiple buildings

N

Flooding and sewer backups in commercial and industrial buildings

N

Water losses spreading through condo towers and apartment buildings

N

Fires affecting several units, tenants or storeys

N

Freeze-ups and sprinkler breaks in warehouses and vacant buildings

How We Manage a Large Loss From First Call to Handover

On a large loss, the first day or two often shape the cost and length of everything that follows. Our first job is to make the site safe and stop the damage from spreading. Then we build a plan with the owner, property manager and insurer: what gets dried, what gets removed, which areas reopen first and how progress will be reported.

What our Commercial & Complex team does on a large loss:

N

Site secured with board-up, fencing, temporary power and heat as needed

N

Moisture mapped across every affected floor, unit and building system

N

Structural drying planned, monitored and documented with regular readings

N

Scope, budget and schedule agreed with owners, managers and adjusters

N

Rebuild sequenced by area so tenants and operations return sooner

Adam Bell, our Senior Project Manager for Commercial & Complex Restorations, brings general contracting experience on strip malls, office fit-ups, schools, hospitals and warehouses. Juan Garcia spent four years as a site supervisor in a large loss division before moving into project management. Estimates and supplements are built in Xactimate, so adjusters can review scope in a familiar format.

Related Services & Guides

A large loss touches almost every service we offer, from the first emergency call to the final coat of paint. The related pages below cover our commercial restoration work, the Emergency Response Program for businesses, rebuild and reconstruction, and how we handled the 2024 hailstorm, so owners, managers and adjusters can see how each stage fits together.

Frequently Asked Questions – Large Loss Restoration in Calgary

What counts as a large loss in property restoration?

There is no single dollar threshold. A claim is usually handled as a large loss when it involves several units, tenants or buildings, needs temporary services and heavy drying equipment, or requires full-time site supervision. A flooded parkade, a fire in a strip mall or water travelling down several floors of a condo tower are typical examples. Smaller business claims are handled through our commercial restoration services in Calgary.

How do you handle catastrophe events like hailstorms and floods?

We activate a disaster response plan that scales crews, equipment and reporting to the volume of calls. During the August 2024 hailstorm, that meant adding trained drone operators, mapping affected areas of the city and using AI-assisted software to inspect hundreds of roofs per week. As part of the DKI Canada network, we can also draw on support from other DKI companies when one event outgrows local capacity.

How long does structural drying take on a large commercial building?

It depends on the materials, how long they were wet, the water category and the season. Drywall and wood framing usually dry faster than concrete slabs, block walls or layered flooring, which can hold moisture far longer. Calgary winters slow drying unless the space is heated, so temporary heat is often part of the plan. We track moisture readings throughout and confirm drying goals are met before the rebuild begins.

Who keeps the insurer and building owner informed during a large loss?

Your project manager does. Owners, property managers, tenants and adjusters each need different information, so we agree early on which reports are needed and how often. Updates typically cover scope, moisture readings, photos, budget changes and schedule. Setting up an Emergency Response Program for your business ahead of time puts key contacts and priorities on paper before a loss happens.

Can you also handle the rebuild after a large loss?

Yes. Once the building is dry and the scope is approved, the same project manager carries the file into reconstruction, coordinating trades such as framing, drywall, electrical, HVAC, roofing and exterior finishes. Keeping mitigation and rebuild with one company avoids gaps between contractors and repeat site visits for the adjuster. Learn more about our rebuild and reconstruction services in Calgary.

What should a building owner do in the first hours after a major loss?

Get everyone out safely and call 911 if there is fire, structural movement or a smell of gas. If it is safe, close the main water valve or the shut-off serving that area, and keep people away from wet electrical equipment. Notify your insurer or broker, photograph the damage, and call a restoration contractor who can secure the site. Our 24/7 emergency restoration in Calgary line is 1-888-272-9543.
