Asbestos Testing, Removal & Abatement in Calgary

Renovating an older Calgary home, or found something suspicious after a leak or fire? DKI Calgary provides asbestos testing, removal and abatement that follows Alberta OHS rules, from the first sample to final clearance air testing.

Asbestos Testing & Inspection in Calgary

You can’t identify asbestos by looking at it. Popcorn ceilings, drywall mud and old floor tiles look the same with or without it, so the only reliable answer is a lab test. Our team visits your home or building, identifies the materials that could contain asbestos and takes small samples using wet methods and sealed containers, so fibres stay put. Each sample then goes to an accredited lab for analysis.

When results come back, we walk you through them in plain language: which materials tested positive, what condition they’re in and what your options are. Testing before you renovate protects you, your family and your contractor. It’s also the first thing we do on water damage and mold remediation in Calgary homes built before 1990, before any wet or damaged material is cut out.

Our asbestos testing services include:

N

Pre-renovation and pre-demolition asbestos inspections

N

Sampling of suspect building materials

N

Analysis through an accredited laboratory

N

Vermiculite insulation testing

N

Air sampling and post-removal clearance testing

Asbestos Removal & Abatement: Choosing the Right Approach

Abatement means any work that controls asbestos so fibres can’t escape. If a material is intact and won’t be disturbed, it can often be encapsulated (sealed with a bonding coating) or enclosed behind an airtight barrier. Removal takes the material out completely. It’s the right choice when you’re renovating or demolishing, when the material is damaged, or when water or fire has already broken it down. We’ll tell you plainly which option makes sense.

Asbestos work in Alberta is governed by Part 4 of the provincial OHS Code, and we follow it on every job. That means filing the required notice with Alberta OHS, sealing the work area with poly containment and running negative air machines with HEPA filtration, so air flows into the work zone rather than out of it. Waste is wetted, sealed in labelled bags and taken to an approved disposal site. Containment stays up until clearance air testing confirms the space is safe.

Our asbestos removal and abatement services include:

N

Encapsulation and enclosure of intact materials

N

Popcorn ceiling, drywall mud and flooring removal

N

Pipe wrap, boiler and duct insulation removal

N

Vermiculite attic insulation removal

N

Emergency removal during water or fire restoration

Why Asbestos Turns Up in So Many Calgary Homes

Calgary grew quickly in the postwar decades and again during the oil boom of the 1970s and early 1980s, and most homes from those years were built while asbestos was still common in building products. If your house or building went up before about 1990, there’s a reasonable chance at least one material contains it. That covers a large share of the city, from inner-city bungalows to older suburban split-levels and many low-rise commercial buildings.

Much of what we see comes from renovation. Inner-city communities like Killarney, Mount Pleasant and Altadore have seen years of basement developments, kitchen updates and tear-downs for infills, and each project can disturb ceilings, walls and floors that have sat untouched for decades. Testing before demolition starts protects everyone in the house and avoids a costly stop-work order halfway through the job.

Asbestos also turns up in the middle of restoration work. After a burst pipe, sewer backup or kitchen fire, wet or charred drywall, flooring and insulation often have to come out, and in a pre-1990 home those materials need testing first. Because we handle both sides of the job, our crews sample, contain and remove asbestos as part of your water damage restoration in Calgary, so drying and repairs don’t stall.

Materials where we most often find asbestos in Calgary:

N

Vermiculite attic insulation, a loose, pebbly fill often greyish-brown or gold

N

Popcorn and stipple ceilings in homes built before 1990

N

Drywall joint compound (drywall mud) and textured wall finishes

N

Vinyl floor tiles, sheet flooring and the adhesive underneath

N

Pipe wrap and insulation on older boilers, ducts and furnaces

Asbestos Removal Cost in Calgary

Asbestos removal cost depends on the type of material, how much of it there is, how easy it is to reach and how much containment the job needs. A few square feet of flooring in one room is a very different job from a whole-home removal before a major renovation. These are typical ranges from our Calgary asbestos guide:

These are typical ranges, not quotes; every job is priced after an inspection and lab results. When asbestos has to come out as part of a covered loss, such as a burst pipe or a fire, insurance may cover it, depending on your policy.

Typical asbestos costs in Calgary (CAD):

N

Asbestos testing & inspection: $250 – $800

N

Small job (e.g. vinyl flooring, 1–2 rooms): $1,500 – $3,000

N

Pipe insulation or boiler wrap: $2,000 – $5,000

N

Ceiling texture removal (popcorn ceiling): $3,000 – $6,000

Frequently Asked Questions – Asbestos in Calgary

How much does asbestos removal cost in Calgary?

It depends on the material, the amount and how hard it is to reach. Typical ranges are $250 to $800 for testing and inspection, $1,500 to $3,000 for a small job like vinyl flooring in one or two rooms, $3,000 to $6,000 for popcorn ceiling removal and $10,000 to $30,000 or more for a whole-home removal. Every job gets a written quote after we inspect and test.

How does asbestos testing work?

A trained technician inspects the area, identifies materials that could contain asbestos and takes small samples using wet methods so fibres stay contained. The samples are sealed and sent to an accredited lab for analysis. Turnaround depends on the lab and the number of samples, and we’ll give you an expected timeline when we book. Once the results are in, we explain them in plain language and outline your options.

Can I remove asbestos myself in Alberta?

We strongly advise against it. Asbestos is mainly a hazard when it’s disturbed, and removal means scraping, cutting and breaking materials that can release fibres into your home. Professional crews work under Part 4 of Alberta’s OHS Code, with sealed containment, HEPA-filtered negative air, respirators and approved waste disposal. If you’re considering any DIY work, check Alberta OHS guidance first and have the material tested before you touch it.

Does home insurance cover asbestos removal?

Sometimes. If asbestos materials have to come out because of a sudden, covered loss, such as a burst pipe or a fire, removal is often included in the claim. Testing or removal for a planned renovation usually isn’t covered. It depends on your policy, so check with your insurer or read our guide to what property damage insurance covers in Calgary. On claims, we work directly with your adjuster.

How can I tell if my Calgary home has asbestos?

Start with the age of the building. Homes built before about 1990 may contain asbestos in popcorn ceilings, drywall mud, vinyl flooring, pipe wrap or vermiculite attic insulation, a loose, pebbly fill that’s often greyish-brown or gold. If you see it, leave it alone. The only way to know for sure is a lab test. Our guide on what to do if you find asbestos in your Calgary property covers the next steps.

How long does asbestos removal take?

Small jobs, such as flooring in one or two rooms, often take one to two days. Larger removals, like a whole basement or a full home before renovation, can take a week or more. Alberta OHS must be notified at least 72 hours before most asbestos removal begins, and containment stays up until clearance air testing passes. We’ll give you a realistic schedule with your quote.
